607 & 609 Zyder Zee Planning Proposal Response

Historic Uptown’s Response
The Historic Uptown Neighborhood Association has submitted its official response to two planning proposals concerning 607 and 609 Zyder Zee:
- SUBD-24-0097: This application proposes the replatting of two separate lots (607 and 609 Zyder Zee) into one unified lot.
- SUBD-24-0142: This application seeks to remove a “no build” restriction on the tract of land at 607 Zyder Zee.
The “no build” restriction was initially established in 1997 following a legal dispute over ownership of the land. The restriction has since been deemed arbitrary, with no legal or structural reasons for its continuation. The current owners, Jessica and Spencer Dodder, have communicated with their neighbors and received approval to construct a one-story garage that complements the architectural style of the Historic Uptown area.
Given the property’s location within the Parkside District Historic Preservation Overlay (HP-O), the Neighborhood Association emphasized the importance of submitting a Report of Acceptability (RoA) to the Historic Preservation Board before obtaining building permits. This ensures any construction preserves the area’s historical significance.
The Association supports the Dodders’ proposal and urges the City to verify there are no remaining concerns tied to the original “no build” designation. It also encourages the Dodders to join other property owners in officially supporting the ongoing efforts to preserve the Parkside District through the HP-O initiative.
